Seven Lakes: Purchase Process

Purchasing an apartment in the Seven Lakes project through Obelisk simplifies the whole process. The investor has all the legal and tax requirements fully covered in their investment cost. They know that there will be no additional or hidden charges and that their purchase is watertight.

We have negotiated an advantageous payment structure which allows investors to gain entry to the project with a minimum entry level of 20%, and with the majority share of 70% of the total property cost payable at the end of the period.

As a consequence of the Bulgarian purchasing process clients will be required to incorporate a Bulgarian company in order to take freehold title ownership (through the company structure). As a consequence of Obelisk's commitment to transparent, tangible investments we have secured the following structure in respect to company incorporations and payments:

  • A down payment of 20% of the purchase price is to be paid at signing of the Private Purchase Contract to our legal partners, Manzanares. This money is then paid to the developer, profile, upon exchange of contracts.
  • A second payment of 10% of the purchase price is to be paid 6 months later to our legal partners, Manzanares.
  • The final payment will be due at the end of 2009, upon receipt of Act. 16 (habitation license). At this point the pre-negotiated mortgage will come into action. Two months before this date the lawyers will set up a company and transfer the Private Purchase Contract into it. Once the company has been registered and the share capital has been released, the invoice from the lawyers to set up the company will be paid (€1,231) and the remaining amount will be paid to the developer Profile who will, in effect, be paying for each clients company incorporations.
