Estrela do Atlântico: Property Investment Potential
The Estrela do Atlântico project is sold at 18% under average market value, which gives the investor an immediate return on investment.
In addition, the towers of Estrela do Atlântico will be landmark buildings, known for their distinctive architecture, unrivalled views and build quality. For investors who wish to adopt a low capital approach to the market and dispose of their investment as soon as the property is built. The plan is to buy off-plan under market value and sell it immediately after completion. This scenario illustrates a cash purchaser and not leveraged through loan to value mortgage products.
This strategy is better suited to the leverage-based investor who wishes to generate income as well as capital growth.
Location
The project is located in the city of Natal. Natal is the safest state capital in Brazil and its air is the second purest in the world, behind Antarctica, according to a NASA study. The growth of the real estate market in Natal is buoyant and there is a thriving local demand as a substantial portion of the 186 million Brazilians choose the northeast region as their holiday destination and have done so for decades. Over $670 million has been invested by the Brazilian Government in the PRODETUR/NE program into improving transport, infrastructure, environment and tourism management in the area. Due to the success of this initial investment, the Government has released the second phase of investment, PRODETUR/NE II, which pledges a further $400 million. $130 million of this extra funding will be invested into the construction of a breathtaking transportation hub and airport in Natal, due to be ready by June 2009 and becoming the eighth largest airport worldwide.

They have conducted full legal due diligence and they have negotiated the best possible deal for our investors.
Building Permit
The Estrela do Atlântico project has all the necessary building permits in place. This will be supplied with the purchase contracts along with all the building due diligence.
Security of Investment
Purchasing property in Brazil is a simple, straightforward and secure process. Once the developer of any real estate project registers their project plans with the land registrar, the ownership of the development lies entirely with the investors. This affords the investors assurance that the developer will follow all the plans laid out (down to the agreed finishings and fittings). If they fail to do this, the investors have full rights to replace the developer with one who will follow all agreed plans, providing investor protection not available in many other parts of the world.
Exit Strategy
Brazil's middle class is growing. According to a recent survey, the middle class is set to grow by 64% by 2015. More than 30% of the properties in the Estrela Do Atlântico project have already been sold to local Brazilians in less than 6 months.
