Thailand: Investment Potential 2008
Property investment in Thailand has shown strong growth since 1999 and the country's investment potential is healthy. Thailand is building on its solid reputation as a desirable tourist destination, sound economy, stunning natural features and competitive prices and it offers a broad range of attractive property investment opportunities.
Thailand - Next in Line for Global Property Surge
The latest good news for property investors in Thailand is that CB Richard Ellis forecast that the country will be next in line for the "global investment surge". In March 2008, the new Thailand government introduced a wide range of tax exemption measures that will positively affect the property market. These include reducing title transfer fees, mortgage registration fees and the Special Business tax. Thailand property prices are competitive and gross rental yields on apartments in Bangkok are around 7.4%.
Thailand Tourism Growth
As any overseas property investor knows, tourism is critical to multi-sector growth and the number visiting Thailand has almost doubled over the last decade. The Governor of the Tourism Authority of Thailand (TAT) predicts 15.7 million visitor arrivals in 2008.
Thailand's burgeoning tourist industry is creating a myriad of opportunities for the property investor. The country has a reputation for warm, friendly people, a low crime rate and a vast range of high-end leisure activities, such as water sports and golf.
Its climate and geographical location mean that it can maximise its potential for year-round residential tourism.
Solid Economic Fundamentals
Running alongside flourishing tourism is solid economic growth, with Thailand's economy registering average growth of 4.3% year-on-year during the first half of 2007. Inflation has also steadily reduced from its peak in 2006 and forecasts for 2008 fall well within the target band of the Bank of Thailand. Property investors are increasingly looking to Thailand as an exciting investment opportunity.
